I Promised This Paint Job Would Last 10 Years. Eleven Years Later, It Was Time to Do It Again.

Dave and Angie Say Their Home Looks Brand New Again

Over 11 years ago, I helped Dave build this retirement home, and I painted it when it was new. I told him the paint would last a good solid 10 years, and it did, but by the 11th year it was worn out. I pressure washed, scraped and caulked the whole house, then finished it in Benjamin Moore, and Dave and Angie say it looks brand new.

Before. The house this spring, with eleven years of weather on the paint.

A Home I Helped Build

I've known Dave and Angie for years. Over 11 years ago, I helped Dave build this house, their retirement home, and when it was finished I painted it. I told Dave that paint job would last a good solid 10 years.

Ten Years, Just Like I Said

Well, it did. But the paint started to show signs of wear, and by the 11th year it was plain that it was past its lifespan. You could see it first down low, along the skirt board, where green mildew had started to grow on the top edge.

Before. Mildew along the top of the skirt board.

Before. Peeling paint and bare wood on the back steps.

The Back Steps Took the Hardest Beating

The back steps showed it most, with paint peeling off the stringers and the end post down to bare wood in places. Spots like this get taken care of in the prep, before any new paint goes on, because a paint job is only as good as what's underneath it.

Washed, Scraped and Caulked First

So I went to work on the prep, the way I always do. I pressure washed the whole house, scraped off the loose paint, and caulked the joints in the siding so the new paint would have a clean, tight surface to go on. On every job I take on, the prep is at least a third of the work, and this one was no different.

Before. Siding joints like these all got fresh caulk.

After. Fresh satin siding with crisp semigloss trim.

Satin on the Siding, Semigloss on the Trim

Dave chose a high-grade Benjamin Moore exterior paint, with a satin sheen for the siding and semigloss for the trim and porch ceiling. That gives you a crisp, clean line around every window and corner. The job went really smooth, because I had painted this house when it was new and already had my strategy.

Set for Another 10 Years

When I finished, Dave and Angie couldn't have been happier.

They said the house looks brand new, and many of their guests agree.

The painting took four days, and I spent a fifth day just visiting with them, which is what happens when your customers have been your friends for years. Now they're set for another 10 years.

After. The back of the house, steps and all, looking new again.
